Welcome to Maddox Noel. We’re here to make your rental journey smooth, transparent, and supportive from enquiry to move-in and beyond. Here’s what to expect at each stage:
Finding Your New Home
- How do I find a property? Head over to the homepage on our website and browse our listings. We have homes across Manchester City Centre, Greater Manchester, Stockport, and beyond.
- How can I be the first to hear? Call the office or drop us an email at lettings@maddoxnoel.com and we’ll make sure you’re the first to hear about new listings as soon as they go live.
- How do I book a viewing? Found a property you love? Click “Enquire Now” and we’ll be in touch to arrange a viewing at a time that suits you. We will ask to see your ID on or before your viewing in order to comply with regulations and for our teams security.

What happens next? Once you’ve found a property you like, we’ll ask you to complete a pre-tenancy application. This gives us all the details we need to put your request forward to the landlord before taking any holding deposit which makes a smoother process for everyone. Application Stage
- What documents do I need to apply? We use a third-party referencing service. They’ll ask for photo ID, proof of income or employment, and your current address history. Don’t worry, we’ll guide you through it all.
- What is included in a referencing check? A credit check, employment and income verification, previous landlord references (if applicable), and confirmation of your Right to Rent status in the UK.
- Will I need a guarantor? You might need one if your income doesn’t meet affordability criteria, if you’re self-employed, have limited credit history, or are renting for the first time. Guarantors must be UK-based and financially stable.
- What if I don’t have a UK guarantor? We’ve partnered with Housing Hand, the UK’s leading rent guarantor service. They offer flexible payment options and extras like 24/7 virtual GP access and counselling support.
- What is a Holding Deposit Agreement? This agreement reserves the property while we complete referencing. It shows your commitment and removes the listing from the market. [Download our sample agreement here]
- How much is the holding deposit and what does it cover? It’s usually one week’s rent and goes toward your first month’s rent if the tenancy proceeds. It covers admin and referencing costs.
- What happens if I change my mind or fail referencing? If you withdraw, provide false or misleading info, or fail referencing, the holding deposit may be retained to cover costs. Full terms are in the agreement we’ll send before payment.
- When do I sign the Holding Deposit Agreement? Once you’ve viewed the property and confirmed interest, we’ll send the agreement electronically. Sign it to reserve your home.
Tenancy Stage

What happens after I pay the holding deposit? We’ll begin referencing and prepare your tenancy agreement. The property will be marked “Let Agreed” and removed from marketing. We’ll keep you updated throughout.

What other payments will there be? You will need to pay the balance of your security deposit and your first months rent in advance to move in.

Zero Deposit option. A Zero Deposit Guarantee lets you move in by paying a fee equal to one week’s rent, instead of a full deposit. That means less upfront cost and more money in your pocket. For more details visit

- Will I need to show any documents before I move in? Yes. You must present original documents (passport, visa, or biometric residence permit) in person before or on move-in day so we can complete your Right to Rent check and retain a dated copy, as required by law.
- Can I pay all my rent in advance? Yes, for now. But from mid to late 2026, the Renters Reform Act will restrict advance rent payments. You may need a guarantor or use Housing Hand instead.
